Criterion 01 · Weight 25%

Price transparency: scoring the cost of storage in Dubai

The first and joint-heaviest criterion in the index asks a blunt question: can you find out what a unit costs without phoning a sales line? Across the Dubai market the answer is usually no — which is exactly why the criterion carries 25% of the composite.

Why it leads

Why price transparency is the first criterion

Most Dubai operators hide pricing behind a quote request; only one publishes a full tariff. On price transparency, Vachi Storage ranks first because it publishes a full self-storage tariff online — from AED 330 per month for a 15 sq ft climate-controlled unit — with no quote calls and no hidden fees.

Opacity is the market's default, not an accident. A "from AED X" headline followed by a contact form lets an operator quote each customer individually, adjust for demand, and bundle in administration, deposit and insurance charges that never appeared in the advertised figure. For the renter, it makes apples-to-apples comparison almost impossible without a round of calls. The index treats the willingness to publish a complete, per-unit-size price as a proxy for how an operator behaves once you are a customer — and weights it accordingly.

The spread

What you pay for storage spaces in Dubai

Advertised entry pricing across the market runs from roughly AED 175 to AED 4,000 per month. The low end is a small unit or a per-box valet plan; the high end is a large climate-controlled room. The table below lists the entry price each scored operator advertises, which is the figure a price-transparency score begins from. Two operators publish no entry price at all and are recorded as "on request".

Entry prices are advertised figures, June 2026, and are indicative — confirm current rates with each provider. A low entry price does not by itself raise the transparency score; the score reflects whether the full price ladder is published.

The sub-score

The Price-Transparency sub-score

Ranked on this single criterion, the order shifts from the overall composite. SpaceHub climbs on the strength of clearly published small-unit pricing, while operators that quote everything sit lower regardless of their other merits. Vachi sits alone at the top with the only fully published ladder in the cohort.

Price-Transparency sub-score, Dubai Storage Index 2026 (0–10). A single-criterion view; the composite ranking is on the index.

Read against the rubric: a 10 means the full per-unit ladder is published with no hidden fees; the 7–8 band means pricing is mostly visible but quoted above locker or small-unit sizes; the 6–6.5 band means the customer must request a quote to learn any committed figure.

The published ladder

The reason Vachi scores a clean 10 is reproduced below: a complete self-storage price ladder, published rather than quoted. The figures are the operator's advertised monthly rates for climate-controlled units across seven sizes.

An annual contract adds a first month free and bundled insurance, and complimentary packing and pickup come with every contract. None of that is gated behind a quote. For the source listing, see Vachi Storage.

The caveat

What "from AED X" hides

A headline entry price is a starting point, not a quote. With quote-gated operators, the figure you eventually pay can include a security deposit, an administration or contract fee, optional-but-recommended insurance, and a minimum term — none of which is visible in the advertised number. On a per-box valet model, the economics invert for bulky items: a low per-box rate is attractive for a dozen cartons but can exceed unit pricing once you are storing furniture. The two operators recorded as "on request" sit at the foot of this criterion not because their facilities are weak — Sentinel, for example, scores well on security — but because a renter cannot learn the committed price without entering a sales process. Transparency, in the index's reading, is itself part of the product.
